Working with KeyBank’s corporate headquarters in Ohio, their Real Estate team in Albany, and their onsite facilities manager and other staff locally, Gawron Turgeon Architects space planned and designed renovations for 32,000 SF on five floors at One Canal Plaza.
Gawron Turgeon Architects looked at all of KeyBank’s real-estate in the Greater Portland area to see how space efficiencies could be achieved by consolidating space. It was determined that One Canal Plaza was a good option. The primary considerations involved solving code deficiencies, high level security, state of the art technology, Class A professional office space and ergonomics.
Logistically, the biggest challenge was completing this project within a 23-week construction schedule renovation while the offices were occupied and operational. With help from KeyBank’s onsite facilities manager, a construction phasing plan was implemented and a third floor swing space acted as a temporary work area.
Renovations included integrating a sprinkler system, technology upgrades (i.e. a new security system, Diebold card access system, new tele/data cables to meet the bank’s new standard of cat6e cabling, and new audio visual equipment which included cable TV for 4 new flat screen TV’s). All new interior finishes and energy efficient lighting were included in this $1,400,000 million renovation. The client allocated an additional $1,000,000 on all new furniture through the office suites. Interior construction included the build out of new private offices, conference rooms, public toilet rooms, custom cherry millwork and new demising walls to create elevator lobbies on the 4th and 7th floors.
